زمینه‌های تداوم سکونت و جابه‌جایی محله در شهر تهران

چکیده
جابه‌جایی‌های گسترده ساکنان در شهرها می‌تواند شکل‌گیری تعلق و هویت محله‌ای را با چالش مواجه کرده و پایداری محلات را تضعیف نماید. این مطالعه به بررسی زمینه‌‎های تداوم سکونت و جابه‌جایی محله در شهر تهران پرداخته است. تحقیق با روش‌شناسی کیفی و به روش تحلیل مضمون انجام شده و داده‌های مربوط به آن با استفاده از فنون مصاحبه و مشاهده، از هشت محلۀ شهر تهران با نام‌های کیانشهر، یافت‌آباد، شمیران نو، کارون شمالی، نارمک مرکزی، باغ فیض، نیاوران و سعادت‌آباد، و در سال 1399 جمع‌آوری شده است. مشارکت‌کنندگان در این تحقیق شامل 59 نفر بودند. یافته‌ها نشان می‌دهند انتخاب اولیه محل سکونت/ محله شامل ترکیبی از دلایل انتخابی و دلایل غیرارادی است. همچنین مولفه‌هایی مانند عادت و انس به محله، تعلق مکانی، خاطرات زیسته، تجربه‌های مثبت فردی و جمعی، وجود روابط اجتماعی گرم و همدلانه، دسترسی به خدمات شهری و احساس امنیت و آرامش، از مهم‌ترین دلایلی هستند که زمینه‌ساز تداوم سکونت در محله شده‌اند. در کنار این، عوامل جبری نیز در اظهارات مشارکت‌کنندگان بازتاب داشت؛ محدودیت‌های مالی، وابستگی به خانواده یا فقدان گزینه‌های جایگزین باعث شده است که افراد در محله بمانند. یافته‌ها همچنین نشان می‌دهند که انگیزه‌ها و زمینه‌های جابه‌جایی محله عمدتاً در دو دسته قرار می‌گیرند: عوامل سلبی (گریز از شرایط نامطلوب) و عوامل ایجابی (جذب به شرایط بهتر). در مجموع یافته‌های پژوهش بیانگر آنند که فرآیند ماندن یا رفتن از یک محله، تنها حاصل عوامل فردی یا ترجیحات شخصی نیست، بلکه از درهم‌تنیدگی پیچیده‌ای از عوامل ساختاری، اجتماعی و روانی-عاطفی شکل می‌گیرد. پایداری محلات مستلزم سیاست‌گذاری هم‌زمان برای ارتقای کیفیت محیط و خدمات، تقویت پیوندهای اجتماعی و سرمایه اجتماعی و کاهش نابرابری‌های اقتصادی و فضایی است.

Contexts of Residential Continuity and Neighborhood Mobility in Tehran

چکیده English

Widespread residential mobility in urban areas can hinder the formation of neighborhood attachment and identity, thereby undermining neighborhood sustainability. This qualitative study examines the underlying contexts of residential continuity and neighborhood mobility in Tehran. Data were collected through semi-structured interviews and field observations across eight distinct neighborhoods in Tehran: Kianshahr, Yaftabad, Shemiran-e Now, Karoon-e Shomali, Narmak-e Markazi, Bagh-e Feyz, Niavaran, and Sa'adatabad, involving 59 participants. The collected data were analyzed using thematic analysis. The findings indicate that the initial choice of residence is predominantly shaped by a interplay of voluntary preferences and involuntary constraints. Furthermore, factors such as neighborhood habituation and place attachment, lived memories, positive individual and collective experiences, empathetic social networks, access to urban amenities, and a sense of safety and tranquility emerged as key determinants of residential continuity. In addition to these drivers, structural constraints played a pivotal role; financial limitations, family dependencies, and the lack of viable housing alternatives frequently compelled residents to remain. Regarding neighborhood mobility, the motivations for relocation were categorized into negative (push) factors—escaping undesirable local conditions—and positive (pull) factors—seeking improved living standards. Overall, the study demonstrates that the decision to stay in or leave a neighborhood is not merely a function of individual traits or personal preferences, but rather the result of a complex dynamic among structural, social, and psycho-emotional factors. Consequently, fostering neighborhood sustainability necessitates comprehensive policy interventions aimed at enhancing environmental and service quality, strengthening local social capital and community ties, and mitigating economic and spatial inequalities.
